Every house is designed around maximum privacy and quiet living. The project consists of only five detached family houses on generous plots of roughly 1,000 m². No further development is planned in front of the houses, which guarantees long term open views of the surrounding countryside and a rare sense of space.
Yes. Each house has its own separate private relaxation area designed for year round use. It includes a sauna, an outdoor shower, a toilet, provision for a hot tub, and covered outdoor seating with a kitchen and space for a grill or outdoor fireplace. The facilities also include a plant room for future pool technology and outdoor storage.
The houses are fitted with modern technology focused on comfort, energy savings and long term value. The standard specification includes a Daikin heat pump, underfloor heating, Daikin air conditioning, and provision for a smart home system and electric vehicle charging.
Each house has its own borehole, a rainwater retention tank and its own wastewater treatment plant. This system delivers a high degree of independence, efficient water use and lower running costs.

The project sits in a quiet part of the village of Manělovice, close to Vrchotovy Janovice, Votice and Benešov. Schools, nurseries, medical facilities, shops, restaurants and sports and cultural facilities are all within easy reach. Yes. Each house has two covered parking spaces under a separate green roofed structure, plus two additional outdoor parking spaces.
Construction is progressing to the agreed schedule. We are happy to share up to date completion dates for individual houses at a personal meeting or on request.
Once you have chosen a specific house, a reservation agreement is signed. You then receive the complete documentation and together we set the schedule for financing, completion and handover. Personal consultation and an individual approach are available throughout the process.
